 NEW TENANT CHECKLIST
TO IDENTIFY FIRST QUALIFIED RESIDENT

MINIMUM  CRITERIA & CHECKLIST FOR RESIDENT SELECTION

POINT SYSTEM, give a score of one point (or more when applicable) for each of the following criteria. Please note, you may designate any criteria to be worth more than one point in value as long as you are consistent in giving the same value to select criteria for all applicants. (Perhaps put an * by all those worth double points). Add up the total points and see if the applicant reaches your minimum acceptable score.

FINANCIAL CRITERIA

_____  Minimum score on credit report of ______ . (Over ____ score = 2 points)*

_____  Sufficient income - Monthly income is 3 times the rental amount.

_____  Sufficient income - Monthly income is 4 times the rental amount.

_____  Verifiable source of income or employment.

_____  Same source of income for a minimum of 1 year. (2 years=2 points, 3 years=3 points).*

_____  Able to pay full deposit and rent requested.

_____ Currently paying comparable amount of rent.

_____  No negative remarks on credit history.

_____  No excessive financial obligations - More than _______% of income.

_____  Brought items requested to showing (i.e., identification, app fee, deposit , references).

_____  Fills out application completely and truthfully.

_____  Capable of doing minor repairs and upkeep

_____  All occupants appear to be well-behaved.

RENTAL STABILITY CRITERIA

_____  Resided at current address minimum of 1 year (2 years=2 points, 3 years=3 points).*

            (resident receives points only if they were responsible for rent payment)

_____ No community standard, health or safety violations present upon inspection of current

            residence.

_____  No security deposit to be withheld because of property upkeep of current residence.

_____  No notices of any kind from current landlord regarding a rental agreement violation.

_____  No neighbor complaints of residents or pets, or police reports on disturbing the peace.

_____  Resident has current phone in their name by one of primary local telephone providers

_____  Petless, or owns pet and able to provide proof of license, tags, shots, references,

            insurance, neutered, declawed.

_____ Good report from the landlord prior to the current landlord.

_____  No criminal history.

_____  Move-in date within an acceptable time period __________________.

Download and Edit Instructions - (Easy Peasy)
