3 STAR PROGRAM ANNIVERSARY INCREASE

(Sample letter for landlords to send to residents when they are nearing their rental anniversary. 

This letter is sent instead of the customary renewal and rent increase notice.)

THANKS FOR LETTING US SERVE YOU FOR THE FIRST YEAR OF YOUR "3-STAR" PROGRAM

             I want to personally thank you for the privilege our company has had to serve you and your family for the first year of your 3-STAR PROGRAM.  We look forward to serving you for the next two years of your 3-STAR PROGRAM.

             As mentioned at the beginning of your rental term, the rental amount is adjusted on an annual basis.  The amount of adjustment for the next twelve months, to take effect in sixty days or more, beginning ___________________, will be an increase of $___________ per month.  We do, however, seek to work with residents and any unique circumstances as much as possible.  If, at this time, you are having financial difficulty, of other personal circumstances that makes this rental adjustment foo much for you to handle, contact our office within the next 5 days.

             Again, we look forward to serving you throughout your 3-STAR PROGRAM. And, as promised, as part of your 3-STAR PROGRAM, as soon as we receive your written permission, we will arrange to provide the following benefit to you. _____________________________________________________________________________
